Ryan Tries to Lower Debate Expectations

Republican vice presidential candidate Paul Ryan tried to temper the expectations for the first presidential debate during his appearance on Fox News Sunday.

It?s a debate that pundits have said Mitt Romney needs to dominate if he wants to cut into President Obama?s growing lead in key battleground states.

?Look, President Obama is a very -- he's a very gifted speaker,? Ryan said. ?The man's been on the national stage for many years, he's an experienced debater, he's done these kinds of debates before. This is Mitt's first time on this kind of a stage.?

Instead, Ryan tried to paint the metrics for evaluating the debate as a choice between the two candidates and their different visions for the country: pro-growth versus stagnation, as Ryan characterized it.

(AP) ? An Afghan soldier turned his gun on American troops at a checkpoint in the country's east, killing two Americans and at least two fellow members of Afghanistan's army in a shooting that marked both the continuance of a disturbing trend of insider attacks and the 2,000th U.S. troop death in the long-running war, officials said Sunday.

The string of insider attacks is one of the greatest threats to NATO's mission in the country, endangering a partnership key to training up Afghan security forces and withdrawing international troops.

Saturday's shooting took place at an Afghan army checkpoint just outside a joint U.S.-Afghan base in Wardak province, said Shahidullah Shahid, a provincial government spokesman.

"Initial reports indicate that a misunderstanding happened between Afghan army soldiers and American soldiers," Shahid said. He said investigators had been sent to the site to try to figure out what happened.

An Afghan official speaking on condition of anonymity said three Afghan soldiers were killed in the clash. It was not clear if the assailant was among the dead.

The attack happened about 5 p.m. in Sayd Abad district, Afghan Defense Ministry spokesman Gen. Zahir Azimi said in an emailed statement. He did not provide further details, saying he would wait for a report from investigators.

NATO forces announced the assault early Sunday morning, saying only that it was "suspected insider attack" and that a NATO service member and civilian contractor were killed.

One U.S. official confirmed that the service member killed was American, while another confirmed that the civilian was also American. The officials spoke on condition of anonymity because the nationality of the dead had not yet been formally announced.

Afghan soldiers and policemen ? or militants in their uniforms ? have gunned down more than 50 foreign troops so far this year, eroding the trust between coalition forces and their Afghan partners. An equal number of Afghan policemen and soldiers also died in these attacks, giving them reason as well to be suspicious of possible infiltrators within their ranks.

The attacks are taking a toll on the partnership between international and Afghan forces, prompting the U.S. military to restrict operations with small-sized Afghan units earlier this month.

The close contact ? with coalition forces working side by side with Afghan troops as advisers, mentors and trainers ? is a key part of the U.S. strategy for preparing the Afghans to take the lead in security operations as the U.S. and other nations prepare to pull out their last combat troops at the end of 2014, just 27 months away.

The number of American military dead reflects an Associated Press count of those members of the armed services killed inside Afghanistan since the U.S.-led invasion on Oct. 7, 2001.

PHILADELPHIA (AP) - Hoping for a big team celebration soon, Gio Gonzalez checked off a few more individual accomplishments.

Gonzalez became the first 21-game winner in the majors, Michael Morse hit two homers and the Washington Nationals beat the Philadelphia Phillies 7-3 Thursday night to move closer to an NL East title.

Bryce Harper also connected for the playoff-bound Nationals, who reduced their magic number to three. They have a four-game lead over Atlanta with six to play.

"We have to keep fighting," Gonzalez said. "It won't be easy. We just want to do what we've been doing all year."

Gonzalez (21-8) settled down after a shaky start and lasted six innings, allowing three runs and six hits. He's the first NL lefty to win more than 20 games since Dontrelle Willis won 22 for the Florida Marlins in 2005. His 21 wins are a franchise best and the most by a pitcher in the nation's capital since Bob Porterfield had 22 for the Washington Senators in 1953.

Gonzalez and Mets knuckleballer R.A. Dickey (20-6) are considered the leading candidates for the NL Cy Young Award.

The Phillies closed out their home schedule with a loss that left them on the brink of postseason elimination. They trail St. Louis by six games for the second wild-card spot with six games remaining. They finished 40-41 at home, their first losing record at 9-year-old Citizens Bank Park.

"We competed. We never gave up when people never thought we'd even be mentioned for a playoff spot," slugger Ryan Howard said.

The Nationals already are the first major league team in D.C. to reach the postseason in 79 years. They're looking for their first division crown since moving to Washington and the second in franchise history. The Montreal Expos won the NL East in 1981, a strike-shortened season.

"We've got three more we've got to win," manager Davey Johnson said.

Tyler Cloyd (2-2) got roughed up by an offense that feasted on his straight fastballs. Cloyd, who was 15-1 in the minors this season, allowed six runs and six hits in five-plus innings.

Cloyd walked Danny Espinosa to start the fifth and Jayson Werth with two outs. Harper then hit a soft liner to left for a single, scoring Espinosa for a 4-3 lead.

Morse crushed a two-run shot to right-center to give the Nationals a 6-3 lead in the sixth. The ball sailed over Philadelphia's bullpen and landed in front of Washington's relievers, traveling an estimated 448 feet.

"It felt real good coming off the bat," Morse said. "It's been a tough year for me, but the team's played great and everybody has been picking up for everybody."

Harper ripped one out to right-center to give the Nationals a 1-0 lead in the first. He also homered in his first at-bat Wednesday to become the second teenager to hit 20 homers, joining Tony Conigliaro.

Darin Ruf lined a three-run double over Harper's head to put the Phillies up 3-1 in the first.

"I was a little bit out of whack," Gonzalez said about walking two batters in front of Ruf. "I was like a split personality out there, talking to myself trying to figure it out. I really wanted to make a quality start."

Ruf earned the nickname "Babe" by leading all minor leaguers with 38 homers this season, breaking Howard's single-season record at Double-A Reading. He hit his first homer Tuesday in his third at-bat and first start.

Morse connected in the second to cut it to 3-2.

The Phillies acquired Gonzalez from the Chicago White Sox along with Aaron Rowand and another minor leaguer in 2005. They traded him back to the White Sox with Gavin Floyd for Freddy Garcia in 2006 in what turned out to be the worst trade by Hall of Famer Pat Gillick in his three years as Phillies general manager.

Gonzalez has won at least 15 games three straight years and is a two-time All-Star. Floyd has won double-digit games five consecutive seasons. Garcia won one game for Philadelphia.

'Won't Back Down' movie review: Education drama is the latest to ...

Midway through the movie "Won't Back Down," a beleaguered official in the teachers union turns to her boss in exasperated wonder. "When," she asks, "did Norma Rae become the bad guy?"

Maybe it's time that woman read something besides The Nation.

Unions have been growing in infamy in some Americans' eyes for years (even as they've been shrinking in membership). And no group has come under stronger attack than the teachers unions. "Won't Back Down" isn't likely to give them any cover.

Set in Pittsburgh, the film is built around a version of the so-called "trigger law" in which, if a majority of parents agree, a failing school can be taken over, revamped, restaffed or even turned into a charter school.

And, in the movie, single mother Maggie Gyllenhaal and frustrated teacher Viola Davis do just that, wresting a crumbling edifice away from a corrupt principal and a few do-nothing teachers.

The movie already has come under scrutiny from some teachers groups who have called the film slanted. They're right.

In the script, the union boss is a hissable villain, the only truly pro-union teacher a lazy joke, socio-economic factors dismissed and Occupy Wall Street put down as something only complainers who aren't "working two jobs" have time for.

It also, by the way, fictionalizes the "trigger law," first adopted in California, as something that teachers have to sign on to, too. In fact, there is no such requirement (although that rewrite allows the script to pretend this is a broad-based, unifying revolt).

So, yes, the movie has a conservative point of view. Just as many, many more Hollywood films -- with their reflexive distrust of big business and dislike of religious orthodoxy -- have a liberal one. Almost every movie, consciously or not, reflects the hopes and assumptions of the people making them.

The real question is, ultimately, are the movies art -- in which there's room for conflicting ideas and three-dimensional characters? Or are they propaganda, in which thoughts are reduced to slogans, and people to a simple image that can be printed on a poster?

And that's where "Won't Back Down" falls short.

Every school board member here is a fat cat; every union official a self-interested sneak; every parent a responsible, salt-of-the-earth, blue-collar worker; every child willing to learn. Real-life factors in education -- such as drugs or crime or abusive homes -- don't count at all.

The supporting characters are all cardboard cut-outs and clich?s; Oscar Isaac, who plays a dedicated teacher (and a rather forced love interest for Gyllenhaal), isn't a man but a type, meant to represent na?ve young idealists who only think they're pro-union.

Davis, who has never put a foot wrong on stage or on screen, invests an awful lot of drama in her thinly drawn character, and Gyllenhaal is almost impossibly charming as the plucky single mom, fighting for respect even as she sees people smirking at her malapropisms and ill-fitting clothes. Even when the details of their lives feel unbelievable, these actresses compel our faith and keep us watching.

And even when the film works too hard to tell us how to feel with overdone music and cartoon characters, there are some powerful moments here, from the images of failing children to those of frustrated parents.

But "Won't Back Down" is propaganda, nonetheless. And while so was "Norma Rae," at least that story was a movie first -- and a call to arms only second.

What doesn't: The film's pro-charter, anti-union agenda is, at times, so obvious that the insistently didactic moments only undercut the more interesting dramatic ones.

RBS prices ?463m Isobel Finance today and places ?290m | CoStar ...

Royal Bank of Scotland has priced and placed ?290m of the outstanding ?463m Project Isobel debt this afternoon in the first European securitisation of a loan secured by a commercial property loan portfolio in almost six years.

RBS has securitised the outstanding balance of the original ?553m four-year loan extended to the special purpose vehicle which owns the underlying 37 commercial property balance sheet loans, which remains owned 75% by RBS and 25% by Blackstone.

The three-class Isobel Finance transaction comprises:

  • Class As: AAAs ? ?230m, with a weighted-average life of 1.48 years, paying a coupon of 255 basis points over three-month LIBOR;
  • Class Bs: AAs ? ?60m, with a weighted-average life of 1.79 years, paying a coupon of 425bps over three-month LIBOR;
  • Class Cs: BBB+ ? ?173m, with a weighted-average life of 1.88 years, paying a coupon of 450bps over three-month LIBOR.

Standard & Poor?s was the sole rating agency, while RBS acted as sole bookrunner and lead arranger.

The legal final maturity of Isobel Finance is 17 October 2038, an estimated six year tail-period following the longest of the underlying Project Isobel?s 25-year dated interest rate swaps.

RBS placed all the AAAs and AAs and, except for the 5% retention requirements under European Commission?s Capital Requirements Directive (CRD) regulations, with a small number of traditional CMBS bond buyers, dubbed ?real money investors?.

Separately, RBS today has listed ?340.9m in junior notes on the Channel Islands this afternoon, which is essentially RBS and Blackstone?s joint equity holding in the form of tradeable junior notes.

This puts Blackstone?s original equity at ?85.225m, while RBS? equity was ?255.675m.

In addition to the ?553m four-year senior loan, priced at 450 bps over three-month LIBOR with a one-year extension option, puts the original discount agreed for the Project Isobel loan portfolio at 34.3%, based on a price of ?893.9m against a nominal of ?1.36bn, according to CoStar News calculations.

The original LTV of RBS? loan-on-loan financing was 61.8%.

Together with the unplaced ?173m BBB+-rated class Cs, RBS has now structured the equity and debt capital stack providing the bank with flexibility to trade either the unmarketed bonds or divest some of its 75% equity stake.

RBS has no current plans to sell either but considers these options to be strategically useful for the remaining working out of the underlying loan and real estate portfolio.

Prior to the final closing of Project Isobel with Blackstone in December last year, RBS decided not to take-up third party financing because the bank believed that the 550 basis points quoted margins was disproportionately high pricing for such an ultimately fast-amortising loan.

Lloyds Banking Group?s Projects Royal and Harrogate, traded to Lone Star and Oaktree Capital Management respectively, are both financed by short-term loans priced around 600 bps over three month LIBOR. ?Oaktree?s JPMorgan loan for Harrogate is thought to be less than 18 months.

The ?553m provided in stapled financing was priced at around 100 bps lower by RBS than could be achieved externally, with this lower cost of capital enabling superior returns to both itself and Blackstone.

It remains to be seen whether RBS? successful placing of ?290m worth of bonds secured by the Project Isobel sub and non-performing loan portfolio encourages a wider adoption of NPL securitisations in Europe, given an apparent trade-off between the lower cost of capital achieved with the time taken to close the partial capital markets exit.

The last securitisation of an NPL was Bluebonnet Finance in December 2006, which was of a ?2.8bn portfolio of former Hypo Real Estate German commercial and multifamily loans bought buy Lone Star?s Fund V in November 2004 with acquisition finance from Citigroup.

Trend #1: Maintenance-free siding

We continue to choose maintenance-free siding that lives as long as we do, but with a lot less upkeep. If you?re thinking of remodeling, turn a mudroom or extra bedroom into a dedicated laundry room big enough to house the washer and dryer, hang hand-washables, and store bulk boxes of detergent.

Trend #4: Souped-up kitchens

Although houses are trending smaller, kitchens are getting bigger, according to the American Institute of Architects? Home Design Trends Survey.

As we bow to the new god of declutter, storage has become the holy grail.

We?re not talking about more baskets we can trip over in the night; we?re imagining and discovering built-in storage in unlikely spaces?under stairs, over doors, beneath floors.

Under-appreciated nooks that once displayed antique desks are growing into built-ins for books and collections. Slap on some doors, and you can hide office supplies and buckets of Legos.

Giant master suites, with floor space to land a 747, are being divided to conquer clutter with more walk-in closets.

Trend #7: Home offices come out of the closet

Flexible work schedules, mobile communications, and entrepreneurial zeal are relocating us from the office downtown to home.

Laptops and wireless connections let us telecommute from anywhere in the house, but we still want a dedicated space (preferably with a door) for files, supplies, and printers.

Spare bedrooms are becoming home offices and family room niches are morphing into working nooks. After a weekend of de-cluttering, basements and attics are reborn as work centers.

Infrastructure development in Meerut is currently going through a boom phase and the people here have many reasons to cheer. Today, Meerut has shaped up as an ideal destination for affordable residential realty, as real estate prices in the NCR have gone beyond the reach of the mid- and the lower-middle class buyers. Thousands of people commute for work to Delhi, and vice versa, every day on the NH-58.

Real estate development

Real estate in Meerut is riding on the crest of demand, boosted by large availability of land at low prices. The market trends are upbeat with the presence of prominent builders like Ansal API, Supertech, MSX Developers, Era Group, Majestic Properties, DLF, and Omaxe. With these leading construction companies eager to buy land and build mega projects, property prices in Meerut have seen a tremendous appreciation, quoting at almost three times the prices a couple of years ago.

There is a great demand for quality accommodation units on the outskirts of Meerut, which have excellent infrastructure facilities, sound planning as well as top-grade security. The most sought-after location is along the Meerut Bypass. Also, the Hapur Road and the Cantonment Road are gaining prominence as ideal destinations for property investments and are attracting large developments. There are many other builders moving towards Meerut like Saamag Group with residential project like Saga Habitat, Ark City, Coral Springs, while Gayatri Group is developing residential projects.

Supertech?s Sports City, over 51 acres, is strategically located on the national highway (Roorkee Road) near Pallavpuram. The project is close to the main town, yet it accords buyers the pleasure of residing in lap of nature. This project has a distinctive design that unifies modern architecture with sports facilities; it has a beautifully designed highrise tower and superb villas along with a full-size cricket stadium, a boating lake and putting greens. A 200-bed hospital and an Iskcon temple are also in the works.

?With a number of domestic and foreign players, across industrial sectors, shifting their base to Tier II cities, the demand for space here is very high. We have planned to develop a signature township, Sushant City, over 300 acres. It will offer an array of options like built-up houses, independent floors, bungalows and villas. The township will cater to the housing requirements of more than 5,000 families,? Pranav Ansal, the vice-chairman of Ansal API, says.

R K Arora, the chairman and managing director of Supertech Group, says: ?The price of residential property here varies between Rs 2,350 per sq metre and Rs 16,500 per sq metre, depending on the location. ?Earlier, property prices in Gurgaon and Noida were going through the roof, which drove property buyers to cheaper destinations in the NCR. Today, the property market of Meerut, too, is showing a similar trend. But even after all the appreciation, Meerut is still an affordable destination and for people who cannot afford to buy an apartment in Delhi and yet wish to remain near the city, this town offers cost-effective options.?
Manoj Gaur, the managing director of Gaursons Ltd, says: ?Meerut is a fast-developing city and an ideal destination for the middle-class people who cannot afford the prices at other NCR cities like Noida, Gurgaon, and Ghaziabad. Builders are making a beeline for this place as it has vast tracts of land allocated to urbanization, and it is only 70km from Delhi.?

Connectivity

The congestion on NH-58, which passes through Ghaziabad, Muradnagar and Modinagar, made commuting to Delhi long and uncomfortable. But, with the 64km Delhi-Meerut Expressway slated for completion in 2015, this may be a thing of the past. The Delhi-Meerut drive is expected to be cut down to only 45 minutes, and, naturally, this would send property prices through the roof.

A Meerut Development Authority spokesperson says: ?The expressway will be an access-controlled highway with no traffic signals and crossings. Besides, all slow-moving traffic including two-wheelers and three-wheelers would not be allowed on the expressway. The other major development is the high-speed rail link ? a Rapid Rail Transit System (RRTS) is in the works, which would speed up the journey from Delhi (Anand Vihar) to Meerut (Begumpul).?

Also, the MDA has plans for an elevated railway track aligned to the expressway route. The proposed 67km track is estimated to cost Rs 1,040 crore, while the Delhi-Meerut Expressway is estimated to cost Rs 4,500. This will be a major relief to 1.31 lakh passenger cars plying between Delhi and the Ghaziabad border. The first 8km of the expressway, from Nizamuddin Bridge to Ghaziabad border, will have 16 lanes. The expressway will cover 28km of NH-24 between Ghaziabad border and Dasna and this stretch would be widened to 14 lanes from the present six lanes. Also, a 36km stretch between Dasna and Meerut would be constructed as a four-lane highway.

The tender of this project has been given to Delhi Integrated Multimodal Transport System (DIMTS) by the NCR planning board. Stations for this project are likely to be constructed at intervals of 4-5km. Anand Vihar, Vaishali, Mohan Nagar, Meerut Road (Airtel Cut) Morta, Duhai, Muradnagar, Gang Nahar, Modi Nagar, Mohiuddinpur, Meerut Bypass Cut and Pallavpuram are the proposed halts of RRTS.

An underground track will be laid from Anand Vihar to Dabur, due to the Metro project, and then run on elevated track up to Meerut. The consultant company has designed the entire project in a manner that there is no need to acquire or demolish any existing property, a spokesperson of MDA said.
